Set Priorities
From parking to pools, studios to seven bedrooms, the variety of rental housing available in the market is immense. Sorting out the most important elements before starting the search can save time, and result in a more rewarding rental experience. Before exploring available properties, develop a list of priorities to guide your search. This may include:
- Proximity to work or campus
- Proximity to the grocery store (and back with those heavy bags!)
- Neighborhood (do you want a place close to bars and shops, or are you looking for a quiet community?)
- Upkeep (are you comfortable with a house where you need to shovel sidewalks, or do you want an apartment that will require minimum work from you)
- Pets (if you have one, or want to have one, be sure to limit your search to pet-friendly units)
Budgeting
According to Sperling's Best Places, the cost of living in State College is 15% higher than the national average. Start an apartment search with general financial parameters, then examine the lease carefully to ensure your financial goals are met. Planning your budget carefully is an important first step to having a successful off-campus experience.
Some things to consider:
- Most leases in State College require 12 months of rent payments and only allow sublets at the owner's discretion. So in your budget, consider what payments you will be comfortable with making for a full year.
- Consider the total cost of the unit. Are utilities included, or an extra cost? Are there additional fees like activity fees, amenity fees or redecoration fees? Who is responsible for getting the carpet cleaned at the end of the lease?
- Very few properties offer meal options. Students can still buy on-campus meal plans. If you plan to buy your own food, don't forget to add that on as an expense!
